General Contractor

 

Building Ventures contracts with another organization or individual (the owner) for the construction, renovation or demolition of a building, road or other structure. Building Ventures would be responsible for the means and methods to be used in the construction execution of the project in accordance with the contract documents. Said contract documents usually include the contract agreement including budget, the general and special conditions and the plans and specification of the project that are prepared by a design professional such as an architect. We are responsible for the supplying of all material, labor, equipment, (engineering vehicles and tools) and services necessary for the construction of the project.


Construction Manager

 

We provide the overall planning, coordination and control of a project from inception to completion aimed at meeting a client’s requirements in order to produce a functionally and financially viable project that will be completed on time, within authorized cost, and to the required quality standards. Project management is the process by which a project is brought to a successful conclusion. The most common responsibilities of a Construction Manager fall into the following 7 categories: Project Management Planning, Cost Management, Time Management, Quality Management, Contract Administration, Safety Management, and CM Professional Practice, which includes specific activities like defining the responsibilities and management structure of the project management team, organizing and leading by implementing project controls, defining roles and responsibilities and developing communication protocols, and identifying elements of project design and construction likely to give rise to disputes and claims.


Owners’ Representative

 

Building Ventures manages the day-to-day work of all the entities involved on a project, while you, the owner, retain all the decision making authority, and all the contractual relationships flow back to you.  We are there to provide professional advise during every step in the process.  Experience, influencing skills, and leadership style are paramount in determining our effectiveness. I manage your construction project for you, operating as an extension of your staff.  I represent your interests, while leveraging the best possible performance out of all the entities employed by you. Construction is all about contracts and professional relationships.  The primary ones are design services and construction, but there are numerous others to deal with, too, like testing services, vendors for telecommunications, furniture, audio/visual setups, data and networking systems, food services, signage, and moving, just to name a few.  Then there are the landlord, local and state regulatory boards and agencies, who will have a lot to say about what you can and can't do.  As your representative, I work to manage these relationships, protecting and enhancing your interests throughout the course of your building project.  While you retain the important decision making authority, Building Ventures is at your side to advise you every step of the way.  We involve you where you need to be involved, and we insulate you from the administrative duties you do not need to deal with.  Most importantly, we free you up to keep your focus on your business.
